Q. "My power is out and I have an electric garage door opener, how do I open the garge door?" A. In order to convert the garage door to a manual operation, locate the disengage lever that is attached to the track guide. The handle lever is red in color so locating it should be easy. Once you have located the lever simply pull it down. This unlocks the door from the guide. You then have the ability to manually raise and lower the door. With the electric door lock disengaged you must also lock the door manually.

Q. My outside plugs do not work. What's the deal? A. Your outside plugs are protected by a GFI receptacle that is typically located in the garage. Please press the "reset" button on the GFI receptacle and your plugs should resume it's normal electrical purpose. If this does not fix the problem please call our licensed electricians. And as always, if you would like for us to assist you please call 601-853-5060.

Q. Why does it take so long for my gas logs to light up for the first time? Will it take that long every time? A. Upon the initial "light up" it may take a few moments for the air inside the gas line to pass through. Once this passes, your gas logs should light upon receiving the gas that is required. This is typically an initial and one time occurrence. Please contact us (601-853-5060) if you need any assistance in lighting your gas logs.

Q. How do I establish a yard with seed? A. It has been suggested that you should re-seed your yard at least two times. Sometimes more is required. It is of course very important to establish a yard and once you have a solid base you may need to spot seed in bare areas. Keep in mind that seeds need water in order to germinate so once you have applied seed, apply an even amount of water to your seeded area.

Q. What if I have a problem with one of my appliances? A. Upon move in you filled out the appliances registration card to register your appliance. The actual manufacturer warranties the appliance.
Our electrical contractors are responsible for delivering power to the unit, if the case calls for water such as a dishwasher, our plumbing contractor is responsible for supplying water.
Once these two criteria have been determined and the appliances is receiving both power and/or water, the manufacturer must be called to aid in repairing the appliances.

Q. What type of warranty do I have with my HVAC system? A. Several years ago we began to implement a FIVE year PARTS and LABOR warranty with each new home. This warranty is through the manufacturer GOODMAN, provided by Shoemaker Homes and serviced by our local HVAC contractor, Climate Masters (601-939-9090).

Q. I have a wood front door. What type of maintenance does it require? And how often does it require such maintenance? A. Our painters have supplied us with a maintenance guideline schedule. First, the materials you need are: 220 grit sandpaper, one quart of polyurethane, and a 2" or 3" paintbrush.
After you have these supplies: sand the door, dust off the door, apply a coat of polyurethane and let the door dry.
This should return the door to the previous condition it was in when you bought your home.
This procedure should be done every six months (or as often as needed.) If your home faces a western sky, you may need to consider practicing this procedure every three months.

Q. How often should I replace my return air filter? A. You should replace it every two weeks your first month in your new home. After that time has passed we recommend you replace it once a month.

Q. How can I register my appliances with the manufacturer? A. Please take the registration cards and mail them to the manufacturer as soon as possible. They are all located within the actual appliance or a kitchen drawer.

Q. My home is several years old. I would like to touch up my outside trim. How can I find out what the paint color is? A. Inside your closing package you will find a "color sheet" of your entire home. This includes your interior and exterior paint colors. If you cannot find your closing package, please call our office ( 601-853-5060) so we may look it up for you.

Q. Some of your plans have unfinished bonus rooms. Can you finish out the bonus room? A. Yes. While we complete many aspects of the preliminary work in regards to the upstairs unfinished bonus room concerning electrical circuitry and some HVAC components, the space requires substantial work in order to be completed.
